01. About Us
Escape Lodges & Resorts Limited (“we”, “us”, “our”, “the Lodge”) is a company registered in the United Republic of Tanzania (TIN: 185 757 382), P.O. Box 6267, Arusha. We operate Escape Luxury Lodge, a 12-tent luxury tented camp located in the Seronera Valley, Serengeti National Park, Tanzania.
The Lodge operates under licences and approvals granted by the Tanzania National Parks Authority (TANAPA) and relevant Tanzanian regulatory bodies.
02. Reservations & Booking
A reservation is confirmed only upon receipt of a signed booking form (or email confirmation of acceptance) and the required deposit payment. Until both conditions are fulfilled, the Lodge reserves the right to release the requested dates.
- All bookings are subject to availability at the time of confirmation
- The lead guest must be 18 years of age or older and legally authorised to enter into a binding agreement
- The lead guest accepts these Terms & Conditions on behalf of all members of their party
- A non-refundable deposit of 30% of the total booking value is required to confirm your reservation
- The remaining balance is due no later than 60 days prior to arrival
- For bookings made within 60 days of arrival, full payment is required at the time of booking
03. Rates & Payment
All rates are quoted in United States Dollars (USD) unless otherwise stated. Rates are inclusive of accommodation, meals, selected beverages, and scheduled game drives as specified in your package.
- Rates are subject to change without notice until a booking is confirmed
- Quoted rates do not include international or domestic flights, visas, travel insurance, airport transfers (unless specified), gratuities, or personal expenditure
- Tanzania Conservation Fees and park levies applicable under TANAPA regulations are included in your rate unless explicitly excluded
- Payment is accepted via bank transfer, major credit cards, or approved payment platforms. A processing fee may apply to card transactions
Tanzania Levy Notice: All guests are subject to Tanzanian Government taxes including VAT at the prevailing rate. These are included in published rates.
04. Cancellation & Refunds
Cancellations must be submitted in writing to reservations@escapeluxurylodge.com. The following cancellation charges apply, calculated on the total booking value:

Peak Season: Bookings during the Great Wildebeest Migration season (June – October) and the festive period (20 December – 5 January) are non-refundable once confirmed. We strongly advise comprehensive travel insurance for all bookings.
We reserve the right to cancel a booking due to circumstances beyond our control (see Force Majeure). In such cases, we will offer a credit note or rebooking at no additional cost.
05.No-Show Policy
Failure to arrive on the scheduled check-in date without prior written notice will be treated as a cancellation with less than 30 days’ notice, and the full booking value will be forfeited. No refund will be issued for unused nights, meals, or services arising from late arrival or early departure.
06. Check-In & Check-Out
- Check-in: From 14:00 EAT (East Africa Time). Early arrivals may be accommodated subject to availability
- Check-out: By 11:00 EAT. Late check-out requests must be made in advance and are subject to a supplement
- Guests arriving by charter flight should confirm their flight schedule with us to arrange seamless airstrip transfers
- Valid passport and any required Tanzanian visa documents must be presented at check-in
- All foreign nationals are required under Tanzanian law to complete a guest registration form upon arrival
07. Lodge Rules & Conduct
Escape Luxury Lodge is located within a wildlife conservancy. For the safety of all guests and the ecosystem, the following rules apply:
- Guests must be accompanied by a guide or member of staff when moving between tents after dark
- Do not feed, approach, or attempt to interact with wildlife in or around the camp
- Smoking is permitted only in designated outdoor areas
- The Lodge operates a strict no-plastics policy in line with Tanzania’s environmental regulations
- Noise levels must be kept low, particularly between 22:00 and 07:00, in respect of wildlife and fellow guests
- The Lodge reserves the right to refuse service or request departure from any guest whose behaviour is deemed disruptive, abusive, or unsafe
- Any damage to Lodge property caused by a guest will be charged to that guest’s account
08. Safari & Activities
Game drives and guided activities are conducted by licensed Tanzanian guides in accordance with TANAPA regulations. Schedules are subject to change based on weather conditions, park rules, and wildlife movement.
- Wildlife sightings, including the Great Wildebeest Migration, cannot be guaranteed as these are natural, unpredictable events
- All guests participate in safari activities entirely at their own risk
- Children under the age of 6 may not be permitted on certain activities for safety reasons
- Hot air balloon safaris are operated by a third-party provider and are subject to their own terms and safety requirements
- The Lodge reserves the right to cancel or modify activities at any time without prior notice for safety or operational reasons
09. Health, Safety & Medical
Escape Luxury Lodge is situated in a remote wilderness location within the Serengeti. Medical facilities are not immediately accessible.
- Guests are advised to consult their physician prior to travel and to carry any necessary personal medication
- Tanzania is a malaria-endemic country. Guests should seek advice on prophylaxis before arrival
- Guests with pre-existing medical conditions, mobility limitations, or dietary requirements must disclose these at the time of booking
- A basic first aid kit is available at the Lodge. Emergency evacuation arrangements can be coordinated, but costs are the sole responsibility of the guest
- Yellow fever vaccination certificates may be required depending on your country of origin or transit points. Check requirements with the Embassy of Tanzania or your travel agent
Medical Evacuation: We strongly recommend travel insurance that includes emergency medical evacuation cover. AMREF Flying Doctors services are available to members within East Africa.
10. Travel Insurance
Comprehensive travel insurance is strongly recommended for all guests, and considered essential for travel to Serengeti National Park. Your policy should ideally cover:
- Trip cancellation and curtailment
- Emergency medical treatment and evacuation
- Loss or theft of personal belongings
- Personal liability
- Flight delays and disruptions
The Lodge accepts no responsibility for losses arising from a failure to obtain adequate travel insurance.
11. Limitation of Liability
To the fullest extent permitted by Tanzanian law, Escape Lodges & Resorts Limited, its staff, guides, and agents shall not be liable for:
- Any personal injury, illness, death, loss, or damage suffered during your stay or participation in activities, unless directly caused by our proven negligence
- Loss or damage to personal belongings, including valuables
- Delays, disruptions, or changes to services caused by circumstances beyond our reasonable control
- Actions or omissions of third-party service providers, including airlines, charter operators, and balloon safari companies
Nothing in these terms limits our liability for death or personal injury resulting from our own gross negligence, fraud, or wilful misconduct.
12. Force Majeure
We shall not be held liable for any failure or delay in performing our obligations where such failure arises from events beyond our reasonable control, including but not limited to:
- Acts of God — floods, fires, drought, or natural disasters
- Government actions, restrictions, or TANAPA park closures
- Civil unrest, strikes, or political instability
- Epidemics, pandemics, or public health emergencies
- Disruption to air travel or infrastructure
In such circumstances, we will endeavour to offer a credit note or rebooking option at no additional cost to you.
13. Photography & Media
You are welcome to photograph and film within the Lodge and on game drives for personal use. Photography of wildlife must be conducted ethically and in accordance with TANAPA guidelines.
- Commercial photography or filming within the Lodge or National Park requires prior written approval from both the Lodge and TANAPA
- By accepting these terms, you grant us a non-exclusive licence to use any photographs or videos in which Escape Luxury Lodge property appears for promotional purposes, unless you advise us in writing otherwise
- We will never publish images of identifiable guests without explicit written consent
14. Governing Law
These Terms & Conditions are governed by and construed in accordance with the laws of the United Republic of Tanzania. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of Tanzania.
We are committed to resolving any concerns through direct communication in the first instance. Please contact us before initiating any formal proceedings.
